Property Developer Website: What You Need to Convert Off-Plan Buyers

Most developer websites lose buyers in the first 30 seconds. Here's what your site needs — and what's costing you enquiries right now.

Your property developer website is your most important sales tool. Most buyers will visit it before speaking to anyone — often multiple times, across multiple devices, at all hours of the day and night.

Most developer websites fail their buyers in the same ways. Here's what actually converts, based on what off-plan buyers are looking for.

What off-plan buyers do on your website

Before improving your website, understand how buyers use it:

  • First visit (discovery): Lands on your homepage or development page from search or social. Spends 30–60 seconds deciding whether to stay or leave. Needs to immediately understand what you're selling and where.
  • Research visits (2–5 more visits): Returns over days or weeks to look at floor plans, check pricing, compare unit types, and read more about the developer.
  • Pre-enquiry visit: Returns immediately before submitting an enquiry or picking up the phone. Wants to confirm specific details — availability, price of a particular unit, contact information.

Most websites are designed for the first visit only. The buyers who convert are on their third or fourth visit.

The non-negotiables

### 1. A development-specific page (not just a homepage)

Each active development needs its own page — ideally its own URL (e.g., rivermead.yourdeveloperbrand.com). A corporate homepage that mentions your developments is not enough.

The development page needs:

  • Development name and location, immediately clear
  • Number of units and unit types (1-bed, 2-bed, etc.)
  • Pricing (or "Register your interest" if pricing isn't yet released)
  • An interactive viewer or 360° tour prominently above the fold
  • Floor plans accessible without having to request them
  • An enquiry form that doesn't require a phone call

### 2. An interactive viewer — not static images

Static renders on a website are better than nothing. But buyers who can explore a development in an interactive viewer spend 4–8 minutes on average (compared to under 60 seconds for a static page) and enquire at significantly higher rates.

An interactive viewer that lets buyers orbit the building, click into their chosen unit, view its floor plan and interior, and see live availability gives buyers the confidence to enquire. A gallery of static images does not.

### 3. Floor plans accessible without a form

One of the most common conversion killers: making buyers fill in a form to download a floor plan.

Buyers who want floor plans are at a high stage of interest. Putting a form in front of that request reduces the likelihood they'll complete it — and sends the signal that you don't trust them with basic information. Floor plans should be accessible in one or two clicks.

### 4. Pricing information

"Prices from £X" on a static page is insufficient. Buyers researching off-plan are comparing multiple developments. If they can't see pricing without calling an agent, they'll move on.

Where pricing is available, show it unit by unit — linked directly to the interactive viewer so buyers can see the price of their specific chosen unit. Where pricing isn't yet finalised, "register your interest" with a clear commitment to notify by a specific date is more effective than a vague "contact us for pricing."

### 5. A specification guide

Buyers committing off-plan need to understand exactly what they're getting. A detailed specification guide — covering finishes, kitchen, bathrooms, flooring, technology, outdoor space, EV charging, and any sustainability credentials — significantly reduces buyer hesitation.

This doesn't need to be a designed document. A well-structured web page covers the same ground and indexes better for search.

What most developer websites get wrong

### No 24/7 access to information

Off-plan research peaks on evenings and weekends. If the only way to get floor plans or pricing is to call an agent who is available Monday to Friday, 9 to 5, you're losing buyers every evening.

Everything a buyer needs to make a decision — floor plans, specification, pricing, availability — should be accessible at any hour without requiring a phone call.

### Slow mobile performance

More than 60% of property research on the major portals happens on mobile. Your development website needs to load fast and display properly on a 390px iPhone screen. Large unoptimised render images, PDF floor plans that don't display on mobile, and enquiry forms that require desktop behaviour all reduce conversion.

### No live availability signal

A development website with no indication of what's still available forces buyers to enquire just to find out if there's anything left. Live availability — even a simple "3 units remaining" counter — creates urgency and saves your sales team time.

An interactive viewer with real-time availability status removes this friction entirely.

### Weak or buried enquiry mechanisms

Your primary call to action should be visible on every page of your development site — not hidden in a footer or accessible only from the contact page. A sticky enquiry button, an in-viewer enquiry form, and a WhatsApp number between them capture buyers at every stage of their visit.

The enquiry page that actually works

When a buyer does click through to enquire, the form they encounter matters. Best practice:

  • Ask for name, email, and unit of interest — nothing more on the first form
  • Confirm immediately with an auto-response that includes the agent's name and a specific response time commitment
  • Route the enquiry to the right sales person instantly, not into a generic inbox

Buyers submitting an off-plan enquiry are comparing multiple developments. Speed of response is one of the most significant factors in whether they convert. A response within 30 minutes outperforms a response the following morning by a significant margin.

The result of getting it right

A well-built development website — with an interactive viewer, accessible floor plans, live availability, and fast response to enquiries — generates qualified buyer leads around the clock, pre-sells units to buyers who will never visit your sales suite, and allows your sales team to focus on converting warm, informed enquiries rather than handling basic information requests.

The investment is modest relative to the development cost. The impact on reservation velocity is material.
