How to Sell Off-Plan Units Before You Break Ground

Most developers wait until the show home is ready before opening sales. Here's why that's costing you reservations — and what to do instead.

Off-plan sales are won or lost in the first weeks after planning permission is granted. By the time your show home opens, your most motivated buyers have already moved on.

Why early sales matter

The buyers most likely to reserve off-plan are also the most research-driven. They're watching new developments closely, comparing locations, and ready to commit as soon as they see something they trust. If you don't give them something to engage with early, a competitor will.

Early reservations also give you something your bank wants to see: evidence of demand before you've spent £10m on construction.

The problem with waiting for a show home

A show home takes 12–18 months and £200k–£500k to build and dress. By the time it opens:
